The Coterra team carefully navigated a complex non-complying consent application process to enable a two-lot rural subdivision of a unique Swann Road site on the outskirts of Cromwell. This subdivision was jointly sought by the couple who owned the property (who were looking to downsize), and a couple who were seeking a rural lifestyle property in close proximity to Cromwell.
The resource consent process involved a thorough assessment of environmental effects that acknowledged the unique site features, landforms, and easement/water rights. The complexity of the proposed subdivision was amplified due to the existing natural watercourses that bisected the site, which triggered site-specific considerations for building platform siting and wastewater disposal.
Following a thorough consultation and specialist engagement process, and a methodical approach through a Council hearing, the Coterra team were successful in obtaining resource consent for the clients. They then assisted the clients in relation to satisfying the consent conditions, and they completed the complex land transfer survey and title plan process to complete the subdivision with all the associated rights (including esplanade strips) that were required to be depicted on the title plan and registered on the titles.
Despite the challenges faced through the process, the clients were very pleased with the end outcome, particularly given the initial uncertainty in relation to the likelihood of consent being granted.
