The Tarbert Park residential subdivision in Alexandra comprised the design and development of six medium-density residential allotments for Praxus Properties Ltd, with a carefully considered layout and shared accessways, to maximise the site potential and provide for easy-care and affordable housing.
The Coterra team worked closely with Praxus Properties Ltd through this development to provide an integrated design and project management approach. Praxus Properties Ltd prepared their own house designs, and these were then integrated into a functional lot layout and access design, which was prepared and consented to by the Coterra team. The implementation stages of the development were then jointly managed by Praxus Properties and the Coterra team to ensure that the desired outcomes were achieved whilst acknowledging the site constraints and consent requirements.
This development presented some minor challenges, such as the need to engage with NZTA through the design and construction stages, overcoming shallow wastewater network and site topography constraints through site-specific engineering design/approval and precise survey set-out, and managing the effects of previous zoning and land use through the consenting and construction processes.
The team at Coterra methodically and collaboratively worked with Praxus Properties, and the construction works contractors, to achieve the desired outcomes for this unique small-scale multi-lot residential development.
